Our goal is to provide our customers with the Peace of Mind that their Facility’s mechanical, electrical, plumbing, and roofing systems plus all their brick and mortar components are being attended to in an organized, cost effective and comprehensive fashion.


CONTRACTOR'S PRICING AND NETWORKING

It is possible that there is a potential for cost savings on supplies purchased through our Hudson network of suppliers and vendors.  Our contractor status (and possibly your tax-exempt status) are combined to reduce your costs on custodial and maintenance parts or supplies. We have a network of vendors and contractors that we work with when equipment, supplies, or contract services are required.  Savings are passed on to our customer by eliminating our markup.

ELIMINATION OF MANY OUTSIDE CONTRACTORS, WE CAN PROVIDE TECHNICAL BACKUP

By performing most preventive maintenance in-house on a monthly basis, the reliance on outside contractors is greatly eliminated. Changing filters, lubricating bearings, adjusting belts and pulleys, cleaning coils, and maintaining electrical controls all can be performed in-house. Grease trap maintenance, kitchen equipment repairs, plumbing fixture and electrical fixtures are also repaired in-house. Our employees are backed up with the technical expertise of our engineering and service technicians.  Licensed electrical work is also available from the Hudson.

REVIEW OF VENDORS, SERVICE CONTRACTS AND BUDGETS

Hudson performs yearly review of contracts to identify in-house savings, specifically with service contracts on: HVAC systems, fire sprinkler systems, alarm systems, irrigation systems, fire notification systems, kitchen equipment, hood systems, grease traps, elevators, emergency lights and fire extinguishers. Utilizing our contacts and expertise, we can reduce or eliminate recurring costs associated with Service Contracts by performing some of these services in house or bidding out the services piecemeal. We continually monitor and review these contracts on a yearly basis. Most new equipment will have a one-year equipment warranty, but they will still need to be maintained. Extended warranties can be reviewed for some of the equipment could also be insured through your existing insurance policies.


ACCOUNT MANAGEMENT


When you hire Hudson Facility Services to manage your facility, you are gaining more than a Facility Manager, your are gaining a company with vast experience running facilities, with a network of vendors, suppliers and resources that will have your facility's upkeep and maintenance first and foremost on our minds as we help to preserve, maintain and upgrade your valuable physical assets and plant.


We can help you with Capital and Operational Budgeting, Operations Management, Vendor Management, Bidding and Procurement, Personnel and Staffing, Deferred Maintenance and Long Term Planning.  Hudson can also establish a Preventative Maintenance Program, perform Facility Audits, review Energy Management initiatives, provide Remodeling and Construction Management services, and assist in your Facility Renovation Planning with designers, engineers and Architects.


Weekly or biweekly management visits with the customer and monthly meetings with Hudson management will keep all partners on the same page.  At some accounts a work order system and hours-tracking log can be established to gauge progress of the department.  Manpower needs and forecasting are developed out of these systems and meetings to facilitate the needs of the Customer.  We partner with our Customers to meet their expectations, and can only meet their expectations if they are communicated to us.  Absence of Customer communication leads to the absence of Teamwork.
